Get your bearings
S3 at a glance
Find property for sale or to rent
Browse our advertised properties, then refine your search by price, bedrooms and property type.
Flats for sale · Flats to rent
Check the full postcode on each listing. The keyword search can also match other districts with the same prefix, such as S1 and S13. These are our advertised properties, rather than a count of the whole market.
Selling your property in S3
For an apartment appraisal, provide the floor area, floor level, parking arrangements, lease information and service charges. A balcony, lift access or allocated space should be described accurately where present. If you are selling an occupied investment, the tenancy and rental income need separate consideration alongside the sale comparison evidence.
Letting & property management in S3
Apartment rental comparisons need to match what is actually included. Furnishings, parking, outdoor space and the condition of the building can make otherwise similar listings different. Tell us about building rules relevant to letting and any facilities included in the rent. We can explain tenant-find and management support for your circumstances.
Neighbourhoods & housing
Kelham Island, Neepsend and Shalesmoor include individual buildings and streets with different layouts and surroundings. For apartments, the building, lease, floor level and running costs need as much attention as the neighbourhood name.
Kelham Island, Neepsend and Shalesmoor are neighbourhood names, not a substitute for the building address. When contacting us, give the development or street name and complete postcode. Comparisons within a similar building or property type can be more informative than a broad figure for all of S3.
Neighbourhood names and postal districts do not always share the same boundaries. Give us the full property postcode when requesting advice.

Burngreave and Netherthorpe
S3 also includes addresses around Burngreave and Netherthorpe. When selling or letting here, distinguish the property type, building and immediate setting from the apartment-focused parts of Kelham Island and Neepsend. For flats, include floor level, access and leasehold costs; for houses, provide the layout and outdoor-space details.
Transport & commuting
Shalesmoor is identified on the tram network as the stop for Kelham Island, and the museum publishes walking directions from it. For a Neepsend or Shalesmoor home, check the actual walk, road crossings and onward route from the building.
Shalesmoor and Kelham Island tram access.
Compare the door-to-door journey at the time you would travel, including walking, transfers and the return service. Check current timetables and disruption notices before relying on a route.
Parks, amenities & everyday life
Kelham Island Museum
Kelham Island Museum on Alma Street is a local heritage landmark exploring Sheffield’s industrial history. The museum’s own visitor guide gives access information and current opening arrangements. Follow that guide for temporary closures rather than relying on an old opening-hours listing.
Read the official local guide.
Use the map and a visit to check the shops, healthcare, leisure facilities and green spaces you would actually use. Nearby landmarks can sit outside the postal district; no walking distance or opening time is assumed here.
Schools & education
When comparing homes around Kelham Island, Neepsend, Shalesmoor, check primary and secondary options from the actual address. Make a shortlist, check admissions arrangements and read the school’s current official record.
- Check Sheffield primary and secondary catchment areas using the house number and full postcode.
- Find the latest Ofsted inspection report and read its inspection date.
- Check the route, accessibility and before- or after-school arrangements that matter to your household.
The nearest school or a catchment address does not guarantee a place.
Property prices & rental comparisons
A useful S3 comparison starts with similar accommodation in a comparable setting. Keep asking prices, completed sales and rental evidence separate.
| Evidence | What to check |
|---|---|
| Recorded sale | Completion date, property type, tenure and condition differences. |
| Advertised price | The seller’s asking price, rather than a completed transaction. |
| Rental evidence | Bedrooms, furnishing, included facilities and whether rent is advertised or agreed. |
Search official completed sale prices with HM Land Registry. Recent registrations can be incomplete; compare the date of the sale as well as the figure.

Bring these details to your appraisal so we can focus on the property and your plans.
Check the specific address
Property research & running costs
Open a topic for guidance and the official tools. Records and charges should be checked for the actual home.
Council Tax, energy & connectivity
- Council Tax: check the property’s band, then confirm current charges, discounts and the billing authority.
- Energy: find the actual EPC, note its date and review recommendations alongside the condition of the home.
- Broadband and mobile: use Ofcom’s coverage checkers and confirm availability with the provider for the specific address.
- Other costs: compare insurance, maintenance and, for a flat, service charges and any other leasehold costs. For rentals, check which bills are included.
Safety & environmental checks
Check the exact location rather than label a whole postcode safe, unsafe or free of environmental risk.
- Check the Environment Agency’s long-term flood-risk information for the address and surrounding area.
- Explore the local policing area and published crime information; check the period and location covered.
- Visit at different times to assess traffic, access and noise, and discuss property-specific searches with your conveyancer.
Planning, development & heritage
For an apartment building, review planned building works and managing-agent information as well as nearby planning applications. An announced development is not the same as a completed project.
Search current and historical planning applications and check conservation-area boundaries using the property address. Read the application status and decision documents; a proposal is not a completed development.
Landlord & investment considerations
Assess a specific property’s achievable rent alongside its purchase price, condition and operating costs. A postcode average cannot establish the return for an individual home.
How to calculate gross rental yield
Annual rent ÷ purchase price × 100
Gross yield excludes costs. Consider management fees, repairs, insurance, void periods, service charges and any applicable licensing costs. Financing and tax depend on your circumstances; obtain appropriate advice.

Questions from S3 property owners
Should I include service charges when considering my rental income?
Keep the advertised rent separate from the costs of owning and maintaining the property. Share service charges and other known costs when discussing the investment. A gross rental figure on its own does not show the net income you may retain.
How much is my S3 property worth to sell or let?
The full address, property type, layout, condition and comparable evidence all matter. Request an individual appraisal and tell us whether you are considering selling, letting or both.
