Get your bearings
S2 at a glance
Find property for sale or to rent
Browse our advertised properties, then refine your search by price, bedrooms and property type.
Flats for sale · Flats to rent
Check the full postcode on each listing. The keyword search can also match other districts with the same prefix, such as S1 and S13. These are our advertised properties, rather than a count of the whole market.
Selling your property in S2
When selling a flat, prepare information about the lease, service charges, ground rent where applicable and any planned building works. When selling a house, the internal layout, condition and outside space need their own assessment. We can explain how those differences shape the appraisal and the information buyers will need before making a decision.
Letting & property management in S2
A rental appraisal should account for the cost and practicalities of running the property as well as the proposed rent. For a flat, share any building rules relevant to letting and details of included facilities. For a house, tell us about the heating, garden and maintenance requirements so we can discuss the preparation and management involved.
Neighbourhoods & housing
Norfolk Park, Arbourthorne and Heeley should be compared as neighbourhoods, not treated as one uniform market. Houses, flats and individual developments can require different checks on access, outside space, tenure and building costs.
Norfolk Park, Arbourthorne and Heeley should not be treated as interchangeable locations. Give us the complete postcode so we can place your property correctly and select relevant comparisons. If your address falls near a district boundary, we can still discuss the property without relying on the neighbourhood name alone.
Neighbourhood names and postal districts do not always share the same boundaries. Give us the full property postcode when requesting advice.

Park Hill and Highfield
For a flat around Park Hill or a property in Highfield, bring details of the building, floor, access, tenure and any shared charges. We can consider these alongside the layout and condition when discussing a sale or letting.
Manor and Wybourn
Selling or letting in Manor or Wybourn? Tell us about the usable bedrooms, garden, parking and any improvements. Comparisons should relate to the actual street and accommodation rather than treat all of S2 as one market.
Transport & commuting
The tram network includes Park Grange, Arbourthorne Road and nearby stops along the south-eastern corridor. The Council’s Norfolk Heritage Park guide identifies a nearby tram stop on Park Grange Road. Heeley and other S2 addresses require their own door-to-door bus, walking or rail connection check.
South-eastern tram route and stops.
Compare the door-to-door journey at the time you would travel, including walking, transfers and the return service. Check current timetables and disruption notices before relying on a route.
Parks, amenities & everyday life
Norfolk Heritage Park
Norfolk Heritage Park is a Victorian park with a historic landscape, grassland, play areas and sports facilities. Its entrances include Granville Road, Norfolk Park Road and Guildford Avenue. These are useful points to check against the particular home you are considering.
Read the official local guide.
Use the map and a visit to check the shops, healthcare, leisure facilities and green spaces you would actually use. Nearby landmarks can sit outside the postal district; no walking distance or opening time is assumed here.
Schools & education
When comparing homes around Norfolk Park, Arbourthorne, Heeley, check primary and secondary options from the actual address. Make a shortlist, check admissions arrangements and read the school’s current official record.
- Check Sheffield primary and secondary catchment areas using the house number and full postcode.
- Find the latest Ofsted inspection report and read its inspection date.
- Check the route, accessibility and before- or after-school arrangements that matter to your household.
The nearest school or a catchment address does not guarantee a place.
Property prices & rental comparisons
A useful S2 comparison starts with similar accommodation in a comparable setting. Keep asking prices, completed sales and rental evidence separate.
| Evidence | What to check |
|---|---|
| Recorded sale | Completion date, property type, tenure and condition differences. |
| Advertised price | The seller’s asking price, rather than a completed transaction. |
| Rental evidence | Bedrooms, furnishing, included facilities and whether rent is advertised or agreed. |
Search official completed sale prices with HM Land Registry. Recent registrations can be incomplete; compare the date of the sale as well as the figure.

Property research & running costs
Open a topic for guidance and the official tools. Records and charges should be checked for the actual home.
Council Tax, energy & connectivity
- Council Tax: check the property’s band, then confirm current charges, discounts and the billing authority.
- Energy: find the actual EPC, note its date and review recommendations alongside the condition of the home.
- Broadband and mobile: use Ofcom’s coverage checkers and confirm availability with the provider for the specific address.
- Other costs: compare insurance, maintenance and, for a flat, service charges and any other leasehold costs. For rentals, check which bills are included.
Safety & environmental checks
Check the exact location rather than label a whole postcode safe, unsafe or free of environmental risk.
- Check the Environment Agency’s long-term flood-risk information for the address and surrounding area.
- Explore the local policing area and published crime information; check the period and location covered.
- Visit at different times to assess traffic, access and noise, and discuss property-specific searches with your conveyancer.
Planning, development & heritage
For a flat or a home in a larger development, review the building and its surroundings separately. Planning records, building information and any service-charge documents answer different questions.
Search current and historical planning applications and check conservation-area boundaries using the property address. Read the application status and decision documents; a proposal is not a completed development.
Landlord & investment considerations
Assess a specific property’s achievable rent alongside its purchase price, condition and operating costs. A postcode average cannot establish the return for an individual home.
How to calculate gross rental yield
Annual rent ÷ purchase price × 100
Gross yield excludes costs. Consider management fees, repairs, insurance, void periods, service charges and any applicable licensing costs. Financing and tax depend on your circumstances; obtain appropriate advice.
